FREQUENTLY ASKED QUESTIONS
1. What Is A Pre-Fabricated Home Or Cabin?
A prefabricated home, also known as a modular home, is a type of house that’s built in sections or modules in a factory or workshop. These are then transported to the final location, where they’re assembled and installed to create a complete living space.
The amazing thing about a prefabricated home, is that it can be custom-designed to meet your needs and preferences and can range in size from small cabins to large, multi-story structures.
2. How Do Pre-Fabricated Home Or Cabin Work?
Prefabricated homes are built using a process called off-site construction. This means that the various sections are built in a workshop, away from the final location where the space will be installed. The workshop environment allows for efficient and precise construction. Our cabin creators always have access to the specialised tools and equipment they need and the design studio is right next door to consult on next steps and confirm the build is going in the right direction.

We try, where possible, to prefabricate our cabins and deliver them near complete into site. This means using large vehicles and cranes to facilitate a smooth delivery. We’re also able to construct the cabin in modular sections, with the team finalising the build on site.

Where access is tight or tricky, (which may be the case in really off-the-grid locations) we’ll create a strategy for delivery of the prefabricated cabin. We haven’t yet needed a helicopter but one day I’m sure we will!

The process of assembling and installing a prefabricated home can take as little as a few days, compared to several months for a traditional site-built home.
You may have heard of “flat-pack homes”, and sometimes this is the best way to deliver a prefab cabin to harder to reach locations. The construction may require a little more time on site, but it’s all worth it for that wow moment when your cabin is fully-constructed!
3. ARE BALAI CABINS CUSTOMIZABLE?
Yes, we can fully customize our cabin layouts to suit your space requirements—whether it’s adding rooms, extra toilet and bath areas, or refining the layout flow without compromising comfort. We can also customize colors, finishes, and textures across the entire cabin, giving you the freedom to express your personal design style. Our design team carefully plans every detail with a strategic and ergonomic approach to bring your vision to life.
4. do you have a showroom?
At the moment, we don’t have a physical showroom. However, we can arrange site visits to our completed and ongoing projects so you can personally see the quality of our work. Just let us know in advance so we can secure owner permission and properly prepare the site for your visit. 5. WHAT MATERIALS DO YOU USE?
Our cabins are engineered with structural steel to ensure superior strength and long-term stability. Exterior walls are built using double-insulated GI rib-type panels, finished with durable WPC outdoor cladding for both performance and refined aesthetics.

For interiors, we use sustainable materials such as WPC, SPC, and wood-grain laminated panels to create a warm, natural look that is designed to last for years. We also promote sustainability by offering solar power integration and rainwater collection and filtration systems.

We use only proven, high-quality materials and build each cabin from the ground up—from structural framework to final finishes. Proudly Filipino-made, every BALAI cabin is handcrafted with passion and care, thoughtfully designed to serve our clients’ needs.
6. ARE THE CABINS SUITABLE FOR COASTAL AREAS?
Yes, absolutely. Our cabins are specifically designed and tested for coastal environments. While steel is used as the main structural component, it is carefully protected with anti-corrosion treatment and finished with automotive-grade protective coatings to ensure long-term resistance against rust and salt air.

This is further reinforced with double-insulated GI panels and durable WPC outdoor cladding, providing added protection against moisture, termites, and harsh weather conditions. The result is a cabin that’s strong, weather-resistant, and perfectly suited for humid seaside locations—ideal for beach homes, resorts, and Airbnb investments.

We’ve successfully completed cabins in coastal areas, and we’d be happy to arrange a site visit so you can personally see the quality and effectiveness of our construction approach.
7. ARE BALAI CABINS DESIGNED TO WITHSTAND STRONG EARTHQUAKES AND TYPHOONS?
Yes. BALAI cabins are engineered to withstand strong typhoons and seismic activity. Our structures are built with a structural steel framework designed to resist high wind loads and ground movement. Each cabin is properly anchored to engineered foundations, ensuring stability and safety even under extreme conditions.

Exterior assemblies use double-insulated GI panels and durable WPC cladding to protect against heavy rain, strong winds, and long-term weather exposure. Our designs follow sound engineering principles and local construction standards, making BALAI cabins suitable for typhoon-prone and earthquake-active areas in the Philippines.

Site conditions are carefully assessed for every project, and structural details are adjusted accordingly to ensure optimal performance and long-term durability.
8. DO YOU USE CONTAINER VANS?
At BALAI PH, we intentionally do not use container vans as the base structure for our cabins because our priority is long-term safety, comfort, and durability, especially in the Philippine climate.

1. Structural Integrity & Safety
Shipping containers are designed for cargo transport—not permanent habitation. While strong in compression, they are not optimized for residential wind loads, seismic movement, or long-term structural modifications. BALAI cabins use engineered structural steel frames designed specifically for buildings, ensuring better performance during typhoons and earthquakes.

2. Thermal Comfort & Ventilation
Container vans are made of solid steel, which absorbs and traps heat—making them uncomfortable in tropical environments without heavy insulation and mechanical cooling. Our cabins are designed with proper wall assemblies, insulation systems, and ventilation, resulting in cooler and more energy-efficient living spaces.

3. Health & Interior Comfort
Many used container vans may have been exposed to chemicals, industrial cargo, or marine contaminants. BALAI cabins are built from new, proven materials that meet residential standards, ensuring a healthier indoor environment.

4. Design Freedom & Customization
Containers limit design flexibility due to fixed dimensions and structural constraints. Our ground-up steel construction allows us to fully customize layouts, ceiling heights, openings, and finishes—without compromising structural performance.

5. Long-Term Durability & Maintenance
Cutting, welding, and modifying containers can weaken their protective coatings and accelerate corrosion, especially in coastal or humid areas. BALAI cabins are engineered from the start with weather-resistant materials and proper detailing, reducing long-term maintenance concerns.

Our Approach
Instead of adapting a shipping container, we build cabins from the ground up—from structure to finishes—using only tested materials and proper construction methods. This allows us to deliver cabins that are stronger, more comfortable, more sustainable, and better suited for Filipino living.

Benefits Of Building A Prefabricated Home Or Cabin

Prefabricated homes offer a number of benefits over traditional site-built homes, including:
COST
Costs will vary depending on which route we decide for materials, size, customization as well as installation but overall, prefabricated builds are typically less expensive than site-built homes. Additionally, prefabricated homes are often built to a higher standard of energy efficiency, which equals lower utility bills and cost savings over time.
SPEED
Prefabricated builds can be constructed much faster than traditional building methods. The construction process takes place in our workshop environment where weather and other site conditions don’t impact the timeline. This means that prefabricated homes can be ready for occupancy much sooner than site-built homes.
CUTOMIZATION
Prefabricated homes can be custom-designed to meet your needs and desires. If you’re looking for something creative, like an all glass cabin or extended porch for instance, that’s totally doable. The sky’s the limit! With prefab builds you have more control over the design, layout, and features, resulting in a living space that’s truly unique.
QUALITY
Prefabricated homes are built in a controlled environment, which allows for higher quality construction and more precise finishings. Equally our design team works alongside the cabin creators daily in our workshop, so any issues can be dealt with immediately to achieve a high standard of finish.

With the rise in popularity of prefab builds, so has the quality. While they have historically had the connotation of being a substandard construction method, when you work with a team of creators where quality materials and architectural design come into play, you’re essentially gaining a tiny home that’s easily transportable. Our builds are fully insulated and double glazed as standard to allow for year-round use.
